STANDARD SHORT-TERM RENTAL AGREEMENT
Object.
The landlord leases to the conductor, who accepts in the same state of fact and law in which it is located, for tourist use only and with the exclusion of any other, the real estate unit located in Pisa, via di Mezzana n. 5, floor 5, interior 20, composed of 3 rooms, in addition to kitchen and services, completely furnished, thus registered at N.C.E.U. of the Municipality of Pisa, sheet 33, parcel 141, cat. A / 2, class 2, annuity € 375.72, owned by the lessor.
Prohibitions and obligations.
The conductor agrees to enjoy the property for residential use only for tourist purposes. It is forbidden for the conductor to sublet or to grant to third parties, even precariously and / or temporarily, the enjoyment of the property, otherwise the right to terminate this contract. The tenant is obliged to conserve and preserve the property with due diligence, providing for routine maintenance, undertaking not to modify or transform the property, returning it at the end of this contract in the state of fact and law in which it was received , subject to normal deterioration of use. The tenant agrees to report to the owner of any defects in the property and furniture within 48 hours of delivery of the keys.
Duration.
This contract is for a fixed term. Upon expiration, it will cease without notice of termination, which is understood to be given now for then, with the tenant's obligation to return the property to the landlord.
Fee and expenses
Expenses related to the provision of services, such as: light; water; gas; condominium fees; are the responsibility of the lessor.
Deposit
The conductor is not required to pay the sum o as a security deposit, to be returned at the end of the lease after checking the condition of the property and the furnishings.
Postponement.
Although not expressly provided for in this contract, the parties declare the provisions of the civil code and the rules of the tourism code, as well as local uses, to be applicable.
